A clear plan for your roof

Roof leak repair or full replacement?

Start with the condition of the roof and the source of the problem. A localized issue around flashing, a skylight or damaged shingles may be repairable. Widespread deterioration, repeated leaks or damage to underlying materials may call for a replacement assessment. We explain the findings and proposed scope before you decide.

Help us assess a repair

Tell us where water or staining appears, whether it happens during rain, and what roof work has been done before. Share existing photos or photos taken safely from the ground. A stain alone does not establish the leak source.

Plan a replacement

We focus on PABCO asphalt shingles and also offer metal roofing options. Your proposal should explain tear-off, underlying roof condition, flashing, ventilation and related skylight or gutter work as applicable. Full replacements include our 20-year workmanship warranty; review its terms in your written proposal.

Bring daylight into your home

Skylight repair, replacement & upgrades.

A skylight should bring in natural light while keeping weather out. Sky Valley Roofing LLC helps homeowners in Monroe and Snohomish County address skylight leaks, replace aging units and plan upgrades alongside their roofing project.

Repair the source of the problem

Water stains, dripping around the frame or damaged seals deserve a closer look. We assess the skylight, flashing and surrounding roof to determine whether repair is appropriate or replacement is the better next step. Condensation and roof leaks can have different causes; the findings guide the work.

Replace aging or damaged skylights

Discuss replacement when a skylight is cracked, deteriorated, repeatedly leaking or no longer performing as it should. We review the existing opening, roof condition and flashing details, and explain any related interior or roof work in your proposal.

Upgrade for your space

Explore modern glazing, fixed or venting options, and light-control features where suitable for your roof and room. Available products, opening dimensions and installation requirements determine the options. Replacing a skylight during a roof replacement can help coordinate the surrounding roofing and flashing work.

Why should a skylight be inspected?

A skylight is an opening in the roof, so both the unit and the weatherproofing around it matter. An inspection checks the glazing, frame, flashing and nearby roofing for deterioration or damage. It also helps distinguish rainwater entering through the roof from indoor condensation, so the proposed work addresses the actual cause.

When is it time to book an inspection?

Book an assessment when you notice new water stains, dripping during rain, cracked glazing, persistent cloudiness between panes, drafts or difficulty opening and closing a venting unit. Ask us to review existing skylights when planning roof replacement, or if their age and maintenance history are unknown.

Active water entering the home or storm damage exposing the roof needs urgent attention. Call Matt at 425-540-1793 for emergency roof leak help; the $250 call-out fee is credited toward your final Sky Valley Roofing LLC repair or replacement invoice. Temporary protection is quoted separately.

Repair or replace: how do we decide?

A repair may make sense when the skylight remains in sound condition and the problem is limited to a repairable component, flashing or surrounding roofing. Replacement deserves consideration for a cracked or deteriorated unit, failed glazing, recurring leaks or a unit whose condition makes another repair impractical.

Age is a reason to assess condition, not an automatic replacement deadline. We explain what we find and compare the work required so you can choose a practical next step. An upgrade may also be worthwhile if you want different ventilation or light-control features.

Start with an assessment and a written scope covering the unit, installation, flashing and any agreed finishing work. Product warranties and applicable installation coverage are explained in your proposal.

Our commitment to your roof

20-year workmanship warranty.

Every full roof replacement by Sky Valley Roofing LLC includes our 20-year workmanship warranty. It covers defects caused directly by installation workmanship under normal residential use.

When a covered workmanship issue arises, we inspect the condition and perform the necessary repairs at no cost to the homeowner. Manufacturer material warranties are separate.

What the workmanship warranty covers

Coverage applies to our installation workmanship on complete roof replacements. It does not extend this 20-year promise to isolated repairs, gutters or remodeling.

Exclusions include windstorms exceeding manufacturer ratings, hail, fire, earthquakes, structural movement, tree or animal damage, later work or penetrations by other contractors, and lack of normal maintenance. Review the written warranty included with your proposal for the terms that apply to your project.

Discuss a full roof replacement

A clear path to your roofing project.

  1. Tell us what you’re noticing. Share your location, leaks or visible damage, and whether you are considering repair or replacement.
  2. Review the roof and proposed work. Discuss condition, materials, drainage, access and any underlying damage that needs further investigation.
  3. Review your written scope. Understand the price, installation scope, warranty and any additional work requiring approval before committing.
Should I repair or replace my roof?

That depends on the roof’s age, material condition, leak source and how much of the roof is affected. An inspection helps identify whether a localized repair is appropriate or a full replacement deserves consideration.

What if damaged decking is found?

Discuss the decking allowance and the process for approving additional work in your proposal. Hidden conditions can affect the final scope; they should be documented and discussed rather than silently covered.
