A finished surface is only part of the story. These studies show what was documented, how the scope was developed, and what the available evidence can tell you.
Monroe • Documented structural repairs
When a roof leak reveals damage beneath the shingles.
At an owner-family property in Monroe, water intrusion through a covered-deck roof initially appeared to call for a localized repair. Opening the sheathing exposed a larger problem: concealed deterioration in the framing and the connection to the home.

The problem and the documented response
Sky Valley’s contractor report records removal and replacement of nine compromised rafters, approximately 12 linear feet of ledger, and approximately 450 square feet of roof sheathing. The repair addressed the structure beneath the roof rather than treating the visible surface as the entire problem.
The affected roof facet measured approximately 550 square feet. About 82% of its decking required replacement: 450 ÷ 550 × 100 ≈ 82%. The report explains why restoring the continuous facet through the hip was more appropriate than preserving a small section and creating a field tie-in.
The homeowner separately chose a metal-roof upgrade. The report distinguishes the necessary restoration from that elective upgrade; metal installation had commenced when the report was written.
Why this matters when choosing a contractor
Concealed conditions can change a project. A measured scope and a written explanation help you understand what needs repair, why the plan changes, and which costs relate to restoration versus a chosen upgrade.
Evidence: Sky Valley Roofing LLC’s contractor findings and restoration estimate, held on file. Quantities are contractor field measurements. This is an owner-family property, not an independent customer testimonial. The report does not establish final metal-roof completion, long-term leak performance or an insurance outcome.
A full replacement plan that goes beyond the shingles.
A multi-faceted roof with a predominant 8/12 pitch required a detailed replacement proposal. The written plan used approximately 48.25 roofing squares to define the scope and compare two shingle-system options.

What the written plan includes
The proposal calls for tear-off to the decking, inspection of the exposed deck, synthetic underlayment, ice-and-water protection at vulnerable transitions, flashing, vent boots, ridge ventilation, and jobsite cleanup. It also includes a six-sheet OSB allowance and requires homeowner approval for additional deteriorated decking.
The two proposed systems are PABCO Premier and CertainTeed Presidential TL. Their material warranties are distinct from Sky Valley’s 20-year workmanship warranty for full roof replacements.
Written change orders explain additional work, the reason it is needed, cost and any schedule impact before authorization. That makes the comparison about the roofing system and the scope, rather than a headline price alone.

What the photographs show
White subway wall tile, dark grout lines, black shower fittings and a hexagonal shower floor create a consistent palette. The vanity photo shows storage drawers, a light countertop, black faucet and an illuminated mirror, alongside dark hexagonal floor tile.
These details show how surfaces, fixtures and storage can work together visually. For your project, we discuss the layout, finish choices and construction scope before agreeing on the work.
